CenterPoint Properties Invests in New Distribution Facility Near Port of Houston

OAK BROOK, IL – CenterPoint Properties has closed on the brand-new Class A TruePort Distribution Center at 2830 E. Pasadena Blvd. in Deer Park, Texas. The 254,705-square-foot cross-dock warehouse is fully leased to Ironwear, a manufacturer of personal protection safety products.

CenterPoint’s Central Region senior vice president of Investments, Rives Nolen, highlighted the building’s proximity to the Port of Houston’s Barbours Cut and Bayport terminals – 6.5 and 10 miles from TruePort, respectively – and easy access to Beltway 8 and state highways 225 and 146 as particularly attractive components of this acquisition.

“TruePort’s location in the ‘south of the ship channel’ portion of the Southeast submarket is precisely where CenterPoint wants to invest in Houston,” said Nolen. “Users compete heavily to locate there, which is why the micro market leads Houston in occupancy and rent growth.”

Nolen said his regional team had placed its Houston market focus on finding investment opportunities in the “Petrochemical Corridor” west of the port’s primary terminals in recent years, coinciding with the port’s significant growth.

Port officials say the nation’s fifth-largest port and the leader in waterborne tonnage has seen a 27 percent increase in volume since 2020. Late last year, the Port of Houston Authority announced more than $1.7 billion will be spent on landside infrastructure billion invested in land and waterside improvements in recent years. According to officials, a channel expansion project, “Project 11,” is on track for completion in 2027.

“Along with its location, this facility has features that give the tenant a significant advantage,” added Justin Gallagher, CenterPoint’s Central Region investment officer. He underscored TruePort’s 36-foot clear height and parking for 59 trailers – both above market average – as two examples. The asset also has 44 dock-high doors, four drive-in doors, and a 14,660-square-foot office, and its 13-acre property can accommodate parking for 153 cars.

The JLL Capital Markets Investment Sales and Advisory team led by senior managing director and industrial group co-Lead, Trent Agnew, managing director, Charlie Strauss, and director, Lance Young, facilitated the off-market transaction.

CenterPoint’s Houston portfolio is comprised of 18 properties and 2.6 million square feet of industrial warehouse space.

CenterPoint Properties Taps Roy Rosenbaum as SVP, Investments for its East Region

OAK BROOK, IL – CenterPoint Properties has appointed Roy Rosenbaum as senior vice president of investments for its East Region markets. Rosenbaum is based in the national industrial real estate investment, development and management firm’s Saddle Brook, New Jersey office.

CenterPoint’s chief investment officer, PJ Charlton, said the East Region markets include New York/New Jersey, Lehigh Valley/Philadelphia, Charleston, SC, Greenville, SC, Savannah, GA, Atlanta, and South Florida.

Rosenbaum brings over two decades of private and institutional experience and joins CenterPoint from DRA Advisors, where he was director of acquisitions for the New York City-based registered real estate investment advisor. The New York native also served as executive director of acquisitions for Zurich Alternative Asset Management, where he led investment activities across the Eastern region for the Swiss insurer.

Rosenbaum earned his Bachelor of Arts degree from the University of Maryland and his Master of Science in Real Estate from New York University.

“We took a very measured and meticulous approach to find the right person for this role, which paid off well. Roy’s property acquisition and business development efforts across multiple Eastern U.S. markets have resulted in $3.2 billion of transactions,” said Charlton. ”His deep knowledge of the markets CenterPoint targets and strong relationships with the broker community make him perfect to lead our investment efforts along the Eastern seaboard,” he finished.

In 2020, CenterPoint expanded into New York City from its long-time asset base in New Jersey. Since then, it has acquired several more assets in New York’s outer boroughs while also growing its Northeast footprint into Lehigh Valley, PA. Company leaders say they will continue to prioritize the South Florida market, where it has invested significantly in recent years, and are eager to allocate resources to the Atlanta MSA.

CenterPoint’s East Region comprises 99 assets and over 21 million square feet of industrial space. Nationally, the firm owns and manages 64.8 million feet of space across 316 buildings.

Officials Gather for Houbolt Road Extension’s Groundbreaking Ceremony in Joliet, IL

 

OAK BROOK, IL – On Tuesday, July 20, 2021, government and corporate officials gathered a short walk from the Des Plaines River for a groundbreaking ceremony for the Houbolt Road Extension Project, a public-private partnership bringing a host of infrastructure improvements to the City of Joliet, IL.

The privately financed project by Houbolt Road Extension JV, LLC, a joint venture between United Bridge Partners and CenterPoint Properties, involves constructing a new 1.5-mile-long highway extension – including a 0.4-mile bridge over the Des Plaines River – to connect Interstate 80 with the CenterPoint Intermodal Center and its Union Pacific and Burlington Northern Santa Fe Railway intermodal facilities. The HRE-JV will also operate and maintain the bridge while collecting bridge tolls under a 99-year lease agreement with the City of Joliet.

In addition to the four-lane Houbolt Road extension and bridge, the project will deliver the following improvements:

  • Turning and merging lanes from Houbolt Road to Schweitzer Road and US Route 6.
  • A signalized intersection at Vetter and Schweitzer Roads.
  • Grading for a dedicated pedestrian/bicycle path parallel to the new roadway on Houbolt Road.

As many as 20,000 trucks pass through the CenterPoint Intermodal Center daily. Project leaders say constructing the third entrance to the park will significantly reduce truck traffic on local roads and significantly slash the CIC’s carbon footprint.

“With the growth of the Union Pacific intermodal, the BNSF intermodal and the business park, a need for a new means of ingress and egress to this park was vital,” said Michael Murphy, CenterPoint Properties’ chief development officer.

“United Bridge Partners intends to be part of this community for a very, very long time. We’re thrilled to be here and serve you and support you,” said Doug Witt, president and chief executive officer of United Bridge Partners.

The publicly funded portion of the project will consist of a $32 million investment by the State of Illinois and the City of Joliet to construct a new diverging diamond interchange at I-80 and Houbolt Road and reconstruct Houbolt Road from I-80 to US Route 6.

Murphy highlighted the “full team effort” of the many public and private organizations and union partners working on the project, particularly the International Union of Operating Engineers Local 150, a project investor with United Bridge Partners and CenterPoint. He also credited Joliet mayor Bob O’Dekirk for having the “vision” to help get the project off the ground many years after the idea was hatched.

“It’s a great step forward. I think the biggest step that’s been taken by anybody since the intermodals came to our area,” said O’Dekirk, who also thanked Elwood mayor Doug Jenco and Channahon mayor Missey Moorman Schumacher in attendance. “What we’re doing here in Joliet is going to have a regional effect. It’s important that Joliet and other cities in Will County all partner together,” O’Dekirk added.

“We have become the playbook for the entire state of Illinois. When things are getting done, they look to us here in Will County,” said Will County executive Jennifer Bertino-Tarrant.

Illinois Department of Transportation Region 1 engineer Jose Rios said revamping the I-80 interchange for the Houbolt Road Extension Project is one of a multitude of infrastructure improvements in Governor JB Pritzker’s $33.2 billion Rebuild Illinois plan to upgrade infrastructure across all modes of transportation in the state.

“This is an exciting time for the region because the Houbolt Bridge Project will coincide with the Governor’s vision to reconstruct I-80, a key travel and freight corridor for the entire country,” stated Rios.

Construction on the project kicked off in March and is on track to be completed in Spring 2023.
